A title search traces a property’s ownership and encumbrances through the public record to confirm the seller can convey clear title.
What we examine
The chain of deeds establishing ownership
Mortgages, liens, and judgments against the property
Unpaid or delinquent property taxes
Recorded easements and restrictions
Probate or court matters affecting title
The title commitment
When the search is complete, we issue a title commitment: the document that sets out what we’ll insure and the requirements that must be met before closing. Clearing those requirements is how we get you to a clean closing.
